Rental Requirements

2. Fill out our online form to pre-qualify for tenancy and obtain approval to see the home on your time (successful pre-qualification does not guarantee that your formal rental application will be approved)

3. We'll work with you to schedule some time to tour the home.

We have a few renting requirements that we like to share with prospective tenants up front.  We have found this ensures that interested tenants are a good fit for the property before they take the time to see it in person or complete a full rental application.  Take a look and if you think you are a good fit, click the link at the bottom of the page to get pre-qualified to tour the home!

  • We are not accepting Section 8 or any other voucher program at this time

  • The tenant(s) must have a combined household income of at least $39,600  per year

  • The property is available for immediate move-in and we would like to place a tenant as soon as possible

  • Pets will be considered on a case-by-case basis only.  Rent will be increased by $100 per month if a pet is approved with the tenant.

  • The current monthly rent is $1,100.00 and is subject to change prior to an executed lease.  It will be due on the 1st of every month

  • A total of $2,200.00 (the 1st month’s rent plus a $1,100.00 security deposit) will be required upon execution of a lease and prior to providing the tenant with keys to the property.

  • The application fee is $39.99.  It is non-refundable and must be submitted before an application will be considered

  • Each prospective tenant must submit a separate application and pay an application fee.  Exceptions will be made for dependents of the applicant

  • The tenant should have favorable credit.  A credit score less than 600 will likely result in rejection (we can work with you if you have had a foreclosure)

  • Any prior evictions are unfavorable and will likely result in rejection

  • Any recent criminal activity is unfavorable and will likely result in rejection

  • The tenant must be clean, responsible and pay rent on time

  • The tenant’s references, to include current and past employers and landlords, will be checked

  • The tenant must be a non-smoker

  • The tenant will be responsible for all utilities.  This includes, but is not limited to, electric, gas, water, sewer, TV, phone, internet, and home alarm

  • Applicants who fall short of the established criteria may be required to pay an increased security deposit or pay rent in advance
